(1) Buyer’s down payment is not considered part of the closing costs. Buyers closing costs will be paid by the sellers, up to a maximum of 3% of the purchase price. If the buyers closing costs are over 3% the buyer is responsible to pay the overage. If the sellers will not pay buyers closing costs up to a maximum of 3%, the buyer’s agent will contribute up to 50% of his commission toward buyers closing costs not to exceed a combine total of 3% from seller and buyers agent. Buyers understand everything must be on the final HUD-1 statement. No cash will be given outside of the close of escrow. Buyers also acknowledge buyers lending company might now allow concessions for reoccurring costs or from a third party in general. This will void the zero closing cost programs. It is up to the buyer to contact his or her lending company for qualifying programs.
 
(2) Reduced commissions are based on the seller paying a 6% total commission to be split between the buyer and seller. 33% less will be split the following way 2% listing agent 3% buyers agent 1% would stay in the homeowners pocket or give it to the buyers for closing costs. Short sales and REO properties do not qualify.
